1.When I submit plans for approval by Aidanfield Holdings Limited what do I provide?

a) Site plan showing position of proposed dwelling and buildings on site.
b) Floor plan and floor areas of proposed dwelling.
c) Elevations of each aspect of dwelling.
d) Details of proposed external materials and colour schemes of proposed building/s including aluminium joinery and garage doors.

2.Does Aidanfield Holdings Limited charge any fee for plan approval?

No.

3. What controls are proposed by Aidanfield Holdings Limited during construction of my dwelling?

Aidanfield Holdings Limited has prepared Building Bylaws outlining the responsibilities of owners and builders onsite during the construction process. The Bylaws are included in the Agreement for Sale and Purchase of sections. Simes Limited will provide further copies on request.

4. What Covenants apply to the subdivision and individual sites?

A copy of all relevant Covenants is obtainable on the Aidanfield website under the Properties for Sale – Covenants link.

5. Can I engage a builder of my choice to build my home?

Yes.

6. Must I build within a certain time from date of purchase of my section?

No – refer to Aidanfield website “Properties for Sale – Covenants” once construction commences it cannot be left without substantial work being carried out for a period exceeding three months and construction is to be completed within twelve months of the commencement of the work.

7. Can I erect temporary buildings or place a caravan, hut, relocated or kitset building or other structure of any kind for permanent or temporary use on the site?

No. Except that a builders shed is permitted during construction.

8. Are there minimum sizes in respect of dwellings, townhouses or units to be built on a site?

9. What is the difference between Living 3 and Living 1 zoned land?

Aidanfield Holdings Limited has created a covenant to enable up to 50% site coverage (as defined by Christchurch City Council) on land zoned Living 3.

The Christchurch City Council District Plan confirms a maximum site coverage of 40% where the building is single storied and 35% where the building is two storied (as defined by Christchurch City Council) in Living 1 zones.

Thus, it is possible to achieve up to approximately 15% more site coverage on Living 3 land compared to Living 1 (subject to compliance with all other rules of the Christchurch City Plan).

10. Am I required to maintain the section in a tidy condition and without depositing rubbish on it prior to commencement of construction?

11. Am I required to complete landscaping after construction or occupation of a dwelling house?

Yes, landscaping must be completed within six months of completion of construction or occupation of the dwelling house - refer to Aidanfield Holdings Limited Website – Properties For Sale – Covenants.

12. Are there controls on types and heights of fencing that can be erected?

Yes - refer to Aidanfield Holdings Limited Website – Properties for Sale – Covenants for information. Diagrams illustrating the effect of the covenants relating to fencing are available from Simes Limited upon request. “Warner Style” fencing as erected by Aidanfield is to be retained and maintained by the owner of the relevant section.

13. Does Aidanfield Holdings Limited have discretion to waive compliance with one or more restrictive Covenants?

Yes in certain circumstances - refer to Aidanfield Holdings Limited Website – Properties for Sale – Covenants.

14. Can I secure an option on a site while I investigate whether the site suits the home I plan to build?

Aidanfield Holdings Limited may be prepared to grant an option period for this purpose.

15. Is it possible to secure a deferred or delayed settlement date on purchase?

In some circumstances Aidanfield Holdings Limited may be prepared to grant extended possession dates.

16. What land at Aidanfield is zoned for Business?

Part of the land in the vicinity of the Cemetery Reserve is Zoned Business 1.

17. What are the current school zones?

Oaklands Primary School is presently zoned for parts of Aidanfield and Rowley Avenue Primary School to other parts. It is suggested enquires should be made with the schools or the Education Department.
The ABC Learning Centre for preschoolers is within Aidanfield subdivision.

18. What is the present proposal for the Southern Motorway so far as Aidanfield is concerned?

Land Transport New Zealand does not intend to provide any motorway connection with Aidanfield Drive. It does however intend to provide an overbridge over the motorway to connect Aidanfield Drive with Wigram Road to the West.

19. Is Aidanfield served by a bus service?

Yes. The Halswell bus passes through Aidanfield in both directions by way of Aidanfield Drive and McMahon Drive. The service is regular. Where requested by the council Aidanfield has provided bus parking bays at bus stops.
